Not too long ago, the manufacturers were engineering machines with 3000-4000 psi to remove dirt and grime with force. This is no longer the case. The days of cleaning with high pressure and forcing water into cracks and spaces where it was not intended are gone. The industry has evolved and the technology has advanced. Soft washing utilizes a detergent to loosen the dirt and grime so that it can be removed with a controlled low-pressure stream of water.

Organic vs Inorganic

Traditional detergents contain some form of chlorine and are designed to kill organic growth. This would include mildew, algae, lichens, and moss. Stains caused by rust, dyes in mulch, or chalky siding will require acids for removal. These are not always included in the quote. If you think your project might need an acid, please let us know before your appointment date.

Plants

Our detergents are mostly water but do contain additives that are not to be considered plant food. To protect your landscaping, we water the plants down beforehand and rinse thoroughly afterward. By utilizing this technique, we have never had to replace landscaping because of chemical toxicity. NEVER allow anyone to cover your plants with plastic tarps for more than a few minutes. The trapped heat could harm your plants.

Weep Holes

Vinyl siding is manufactured with tiny drain holes on the underside of each piece. This is to allow any moisture that gets behind the siding to leach out and not remain trapped behind the siding and cause water-related damage. From time to time, water gets behind the siding. Hours after we leave, the water’s capillary pressure breaks and the water drips out of these weep holes. Often, it leaves a brown stain on the vinyl.

Artillery Fungus

These small black freckles can appear on your house, siding, concrete, and windows. As you run your fingers across them, you can feel the smooth texture of the spores. This is most common but not limited to areas near landscaping mulch. The fungus resides in the mulch beds and shoots their sticky spores in the air like artillery. The spores adhere to everything. Unfortunately, these spores DO NOT wash off with pressure or hot water.

Whenever we see heavy algae growth on a painted or stained surface, the results are always the same. The algae softens the coating below and as we wash the substrate, algae is removed. Due to no fault of our own, the coating that was beneath the algae is also removed.
